Elise Tagatac is the Global Head of Partnerships at Mr & Mrs Smith and a member of Bond 60 Broad. Although born in Chicago, Elise spent most of her childhood growing up in Freehold, New Jersey. Elise attended The Hotel School at Cornell University, which is where her love affair with hotels began. At Mr & Mrs Smith, Elise and the team are a London-based travel club that specialize in booking the world’s best boutique hotels and luxury villas. As Global Head of Partnerships, Elise oversees new business development as well as the curation, contracting, and commercial performance of Smith’s hotel and villa partners.

A resident of Crown Heights (although she lives on the line of three staple Brooklyn neighborhoods), Elise can be found grabbing a slice at Emily Pizza or relaxing with a beverage at Sisters Bar. Out of the office, Elise is planning her upcoming September wedding, fixing up a lake house, and loves being on the road. Never one to be in one place for too long, Elise is an avid scuba diver and enjoys traveling to exotic destinations like the Galapagos Islands and South East Asia. At Bond 60 Broad, Elise enjoys being in a space that is lively at times, like the office space in Los Angeles, with like-minded businesses, as the majority of the Mr & Mrs Smith USA team resides in Los Angeles. Bond 60 Broad gives her New York team a proper office base. An adventurous spirit combined with a warm, friendly demeanor makes Elise a vibrant member of the Bond 60 Broad community and someone we just had to get to know more. We asked Elise a few questions…

 

1 – First thing you do in the morning?
I feed my doxie Oso.

2 – Top 3 songs to listen to when you need to get work done?
Anything by Goldroom or Poolside. I listen on Soundcloud, anything with a chillwave vibe helps me concentrate.

3 – Favorite coffee shop and go to order?
Outpost in Brooklyn for an iced coffee and the best fresh lox on a bagel in town.

4 – Gmail or Outlook?
Gmail, forever. 

5 – App you can’t live without?
This one is tough because I use so many great travel apps, but I would have to say Kayak.

6 – First job?
Sales Manager for Kimpton Hotels in Washington DC. I have always been in the hotel industry.

7 – Favorite lunch spot?
Open Market is my go-to

8 – Early or late?
Working for a London-based company has turned me into a morning person.

9 – How do you unwind after a long day of work?
A long walk home over the Brooklyn Bridge. I love all of the excited tourists taking in the beauty of our city.

10 – What’s your lucky charm?
My hubby. I’d bring him with me everywhere if I could.

11 – What inspires you?
Traveling and meeting new people abroad

12 – Social Media account everyone should be following?
@smithhotels for a daily dose of travel inspiration of course! Or @thejungalow for a splash of color in your feed, they have amazing bohemian photos of interiors.

13 – Best piece of advice you’ve ever received?
Money doesn’t buy happiness, but poverty doesn’t buy anything.

14 – How long did it take you to get to work this morning?
30 minutes I think? I’m already head down in emails and don’t really pay attention.

15 – When’s the last time you celebrate a win?
This morning. I think I’m pretty good at celebrating the little things in life.

16 -If you could squeeze one more activity into your daily life, what would it be?
Early mornings at the dog run.

17 – If you were a crayon, what color would you be?
Banana Mania!

18 – What is the most interesting thing about you?
I will try anything once. I have been skydiving without a guide and scuba diving below 140 feet.

19 – Last show you binge watched?
GLOW on Netflix. It was fabulous and easy to binge.

20 – Biggest Cheerleader?
My family (you should see our text chain).

21 – Call or text?
I am indifferent…

22 – Favorite book?
If I could squeeze in another activity to my life (along with the dog run) it would be reading!

A Dozen Reasons Why Coworking Has Gone Corporate

I caught up with my old friend Brian recently.

When the conversation shifted to work, I was surprised to learn he had given up his studio and office in a converted factory building.

As managing director of U.S. operations for a China-based 3D printer company, he had opted to move his New York team a few blocks down into one of Brooklyn’s newer coworking spaces not far from mine.

And he couldn’t be happier with his decision.

For one, no longer would he be interrupted in a meeting to find out why the building’s water was out.

“I’m a manager of a company so I have a lot of things to do that don’t involve facilities managing. I don’t want to waste my time with that,” he explained, ticking off the myriad tasks and obligations the coworking space freed him from: utility bills, hiring a cleaning crew, and more. Not to mention troubleshooting those pesky plumbing issues.

“It’s made my life so much easier,” he added, a particularly important consideration given he spends significant time in his firm’s Southern California offices, where you can find coworking spaces in Los Angles.

The move also allowed him to downsize from an oversize loft to a space more in keeping with his physical requirements, which were reduced as his staff shrunk over the past year.

And while the group now based in significantly tighter quarters, it was almost a moot point, according to Brian who described the typical day’s scenario as “everyone just takes their computer and works in the common spaces.”

But it took a change of mindset to truly convince him of the value of a full-service setting.

Leaving the status quo – which for Brian meant “taking a lease, getting a water cooler” — was the first step toward realizing he could leave those things behind.

“When I saw this place, I realized that for certain needs, this could be the solution,” he noted of Bond Collective (formerly COWORKRS).

“Once I got over the mental wall that said ‘you’re paying five times as much per square foot,’ I realized that we actually gained real estate!” A wealth of uncrowded and varied common spaces gave his team plenty of options. And allowed Brian to leave those operational headaches behind.

He’s not alone.

In its early days, coworking spaces were filled with people like me: free-lancers or solopreneurs who sought an alternative to their dining room table, local library or coffee shop; along with a few small organizations with a handful of employees and minimal space requirements.

Now that coworking is in its second decade of existence, the coworking populations are shifting not only to small firms like Brian’s, but also to Fortune 500 companies. Major institutions are setting up up internal or external coworking spaces in hopes of capturing the spirit of innovation and energy often associated with startups and the work spaces where they launch their dreams.

Large employers are the fastest growing market for WeWork, according to Bloomberg Businessweek. In fact, 30% of WeWork’s 80,000 members work for companies that rent more than 10 desks. Interestingly the mix includes tech-focused firms such as Dropbox as well as traditional corporations such as General Electric, KPMG, Merck, Silicon Valley Bank, Delta Airlines, and the Guardian.

And the trend is not limited to WeWork. More than half the members of coworking spaces are employees, versus one-third in 2012. Some other major firms that occupy coworking space are: Accenture, Amway, Coca-cola, Ericsson, PwC, Sprint, State Farm and Twitter

As corporate coworking has gained traction, it has evolved into two primary models, with some related variations.

  • Corporate outpost. This is when companies rent space for their employees at an established coworking environment. It could be for an individual or a small group, and function as a satellite office or simply an alternative workspace.

  • Internal coworking space. In this model, a company designates seats within their existing office as a coworking space open to outside users. Firms in this category include AT&T, Foundry, Open Center, Zappos, and Google.

  • An incubator or accelerator is a variation involving a university partner and/or corporate sponsor with an equity stake. Startups often compete for the privilege of working in the space. In addition to providing the physical facilities at low or no cost, the owner provides support such as mentoring, coaching and access to financing. Columbia University’s Startup Lab is based in a WeWork space in Soho, while Clemson University set up its uniquely structured accelerator in a downtown location away from the University.

  • And of course there are various hybrids, some with a decidedly more upscale hospitality bent such as Regus and Serendipity Labs, where 45% of its members are corporate, including Heineken, PepsiCo and Microsoft. At Civic Hall in New York City, a unique collaboration center for civic innovators, Microsoft is one of several sponsors and partners.

Whatever the model, the coworking option provides some real benefits to both “host” and “member.”

1) It encourages collaboration and innovation that help grow businesses. Many coworking spaces are founded on a distinct, non-corporate premise: eliminating unnecessary physical barriers, needless rules and outdated hierarchies. Instead, they often resemble startup offices with open areas and paths set up to encourage random encounters of different disciplines to interact and collaborate with each other.

2) It provides a network of shared resources, human and otherwise. By bringing together a mix of professionals from different disciplines, coworking spaces create a community with a synergy of services and talent diversity.

While solopreneurs and freelancers often seek coworking spaces for the human interaction, businesses large and small benefit from having a built-in network, as Brian discovered in his quest to outsource his accounting function. After a mostly fruitless search calling friends and firms, he went to Bond Collective’s community manager who connected him with exactly what he needed. “It’s perfect. She’s sitting 100 feet away from me,” he exclaimed. “That, for me, was jackpot.” WeWork claims that 70% of its members have done business together.

3) Locations are accessible and convenient. To serve a critical mass, coworking spaces are often situated in dense and/or urban areas with access to public transportation or convenient parking. Lennar, a major homebuilder, rents space near its Chicago and Minneapolis downtown construction projects to make meetings more convenient.

Moreover, as lines blur between one’s business and personal life, convenience and accessibility become even more important. Coworking spaces often offer 24/7 accessibility to members who may have nontraditional hours. Likewise, organizations with multiple locations (or independents who unite in an amalgamated model) can offer a membership for frequent travelers that provides offices wherever they might be.

4) It’s a more economical use of space. Utilization rates are estimated at somewhere south of 60%, and even as low as 30% in some studies. Whether that is due to people working outside the office (sales people, consultants, work-at-home) or merely people who are elsewhere in the building (meetings, working in company café or lounge, etc.) most companies don’t need as many desks as they did in the past.

Satellite offices typically offer less expensive alternatives, particularly when headquarters locations are in pricey and dense downtown locations. Coworking spaces provide an option that lowers the need for owned and leased space to accommodate regional and global outposts as well as remote workers. It also relieves the corporate parent of leasing and operational responsibilities.

5) It provides short and long-term flexibility for occupants. Corporations have seized upon the model because the flexibility of space allows them to weather economic ups and down, like Brian’s firm, as well as lessen growing pains. Scaling up or down as a business expands, shrinks, merges, gets acquired or otherwise changes structure is much easier when a company is not tied to a long-term lease, and instead, can just absorb or unload excess space without having to move out of the coworking community.

It also provides individual flexibility, accommodating changing populations and those who do not need a permanent desk, such as contractors, visiting employees, clients and employees who travel frequently.

6) It adds agility to a company’s real estate portfolio. Coworking provides many benefits to building owners. It can be a short term way to lease up space until a larger, long-term tenant comes on board. Its flexibility allows owners and tenants to right-size underutilized spaces. It also reduces financial risk by adding diversity in the size and nature of the building’s occupants.

They can also be a tool to revitalize dormant space. With a high energy environment and membership, coworking communities and their members tend to create a “buzz” that invigorates older properties.

7) It creates a more engaging and energetic environment. An obvious casualty of the work-at-home movement is what we freelancers discovered early on. It can be lonely and isolating working alone. Coworking spaces nurture a collegial environment that creates a stimulating and engaging setting, not only from the work itself and the passion the individual may have for the for the work, but also from the stimulation members get from each other.

8) It suits today are workplace and workstyle. As I wrote for Knoll in WorkDesign community – coworking spaces epitomize the sharing economy. Some 30% of knowledge workers are untethered from the corporate workplace, allowing them to work in more than one place. Coworking spaces provide an additional venue for employees who work remotely. And within the space are typically a multitude of spaces in which to work, from open tables, to soft seating, cafes and enclosed quiet spaces.

9) It drives engagement and improves productivity. Numerous studies show that providing choice in work environment and supporting autonomy create a more engaged and empowered worker. Engagement drives productivity and worker satisfaction. Highly engaged workers are not just more production, they say they are better able to focus, complete tasks in less time, are more creative and have a higher standard of work. What corporation wouldn’t want to provide such an environment?

10) It enhances recruitment and retention. Coworking spaces deliver on the workplace criteria that matter most to millenials: choice, autonomy, and urban locations. Some 75% of coworking centers located in city and mixed use communities that cater to millennials.

Many companies who host coworkers in their space use it as a talent acquisition strategy. What better way to onboard someone who’s already had a test drive? Many studies point to chemistry as the key driver in hiring decisions. Why not live together before getting married?

Sometimes the courtship can lead to even bigger things. At least one major pharmaceutical firm is believed to sponsor incubators as a due diligence process to gain real-time insight into a potential acquisition.

11) It’s more eco-friendly. Cutting out long-distance commutes with a more local workplace conserves fuel, eliminates emissions that cause air pollution, lowers commuting stress and saves the most valuable commodity of all: time.

And, much like a city bus takes multiple cars of the road, gathering a loft-full of independent workers who formerly worked at home into one commercial space saves on lighting, heating and cooling.

12) It delivers a higher level of infrastructure, amenities and services than home-based alternatives. When going to a workplace is optional – as it is for most coworking members – companies need to provide a compelling environment where people want to come to work. Within their energetic, well-appointed setting, coworking spaces typically provide higher end technology, better connectivity and collaborative technology for remote work. Many offer professional-level recording booths, photo and/or film studios and 3D printers along with services such as receptionist, community manager and maintenance crew. Snacks are always available in some form and awesome coffee is a given.

Well-appointed offices also provide more physical support that makes for a healthier and more productive work experience, such as sit-to-stand desks, ergonomic chairs, large monitors, high quality printers, views and offices filled with natural light.

Does it solve every problem? Well, not necessarily, as Brian recently discovered. In addition to his corporate responsibilities, Brian has a few side ventures related to his earlier vocation as an architect. Those projects require a different type of studio space. So after a brief run working out of a mini-storage, he decided it was more economical to lease an office back at, you guessed it, the converted loft.

Which just proves once again, that whether corporate or independent, with a singular focus or multiple gigs, today’s worker needs varied options. If they check out their local coworking space, chances are they’ll find a winning solution: a networked community of members with a sense of purpose thriving in a productive, collaborative and empowering environment. Four Books That Have Shaped My Professional Career and Bond Collective

Running a business is certainly no easy task. You are constantly analyzing yourself and your operations to see how they can be improved or what can be done differently. Questions running through your mind often include: Am I doing this right? Is this going to work? Am I a good leader? Am I providing the best professional experience for my employees? What can I do to create a better environment for both our members?

When I find myself thinking these questions it’s always important for me to step back and check-in internally. Days and weeks can so quickly run away from you, and it’s imperative to have a gauge on your mind and your business. Another way to mentally assess yourself is to reach out to your peers and colleagues. It’s unlikely someone has ever run a business completely as an individual, running ideas and questions by someone close to you will help flush out your thoughts, and provide an unbiased opinion over something you’re so thrown into.

Over the years, my business journey has also become an adventure to find out more about myself, which I never thought would actually happen. With that, I’ve developed a little motto that I try to stick to as the weeks go by: in order to be a successful leader, it’s important to feel successful as a person. This helps keep your ego in check, understand the needs of your employees, and help make the right decisions that you feel are truly right for your company. In the back of your mind while going through this process, it’s still important to not compare yourself to others and the world. Your journey is not theirs.

That said, when I started Bond Collective back in 2012, I found myself going back to a set of books that I thought would help shape the company I wanted to create. Two are self help books that I continue to read over and over, and the other two focus on running, starting and operating a business. These four books have shaped the way I view my company and run it day in and day out. Not only that, I’ve taken in ideas and suggestions that influence the way I live in my personal life as well.

While you might have obviously heard of a few of these books before, I’ve created this list in hopes you’ll be introduced a new set of ideas and have the ability to figure out what they could mean for your business. Yes, reading books takes time and often we don’t have any extra of that lying around, but it’s important to create an arena to do so. Stepping back to focus on literature that will center your professional and personal well-being is an important way to not lose yourself in the process.

1 – Life Lessons by Elisabeth Kubler Ross

Life Lesson is a really interesting book as it takes a deep dive into every stage of life and how to value yourself through each segment, while getting the most out of life. It personally taught me how to face my fears head on and live in the moment. My takeaway from the book is that is how to get the most out life, in both a personal and professional sense.

How I apply these thoughts daily at Bond Collective:

Quite often during the business week we all have to make huge decisions and this brings up questions if you’re doing the right thing. Whenever I’m stuck between a rock and a hard place, I think back to Life Lessons and apply the thought processes to the problem at hand. Not only that, in my personal life, I often remind myself to live in the moment and to face my fears during a trying time.
 

2 – The Power of Empathy by Arthur P Ciaramicoli

The Power of Empathy teaches you how to connect with yourself and others. Specifically, it taught me how to be more empathetic towards other people’s needs. The book also helped me be more aware of my own needs and recognize them, as sometimes throughout my day they can go overlooked. Once you try to put yourself in other people’s shoes and really understand what’s being said behind their words, a stronger connection develops. This type of understanding can be used both professionally and personally, but that understanding does need to be authentic. Only after being empathetic towards yourself can you apply the same sentiment to others.

How I apply these thoughts daily at Bond Collective:

Whenever I am working with a colleague, community member or investor, I try to really listen and understand their wants and needs regardless of the actual words being said. I then try to hone in on the root of the issue, address it, then respond accordingly. This understanding has helped me tremendously to connect with others and forge deep relationships with my team and community members.
 

3 –  Setting the Table by Danny Meyer

Setting the Table tells the story of how Danny Meyer built his food service empire, and how he did it with intention and passion. It is a truly inspirational story of how one can build an empire on authentic values. This book has meant a lot to me as we’ve transition Bond Collective towards a hospitality brand. I’ve referenced it many times since rebranding and bet I will continue to as the years go on.

How I apply these thoughts daily at Bond Collective:

I was instantly inspired by this story as it breaks the stereotype of large companies selling out and becoming corporate machines with no culture. After reading this book, I find myself making decisions based on the intention and mission that we have set out to accomplish: providing beautifully designed workspaces with hospitality that puts our community members and their businesses first. When making big decisions I try to ask myself: is this on brand? Is this what we want to set out to do from the beginning? Are we staying true to our mission by making this decision? If not, what changes can we make to our actions to arrive at the true connotation?
 

4 – From Good to Great by Jim Collins

Jim Collins spent years with a robust team analyzing large organizations such as Wells Fargo, Walgreens, and others, and reports on all of his findings as to what separates a good company from a great company.

How I apply these thoughts daily at Bond Collective:

I gained an incredible amount of insight from this book as it pertains to running a successful business. It was refreshing to read how so many great companies stuck to what they were good at and weren’t swayed by other opportunities. Also, it was inspiring how companies so large can still have intention and constantly analyze themselves to get better. This book has helped me stick to my guns and make decisions that works for our Bond Collective brand. It has helped me continuously examine our company and strive to make Bond Collective all that I’ve always hoped it could be.
 

 

Each of these four books have all individually helped my business and personal successes. The information I’ve learned (and still think about today) has helped me shape the framework of how we make decisions at Bond Collective. I would recommend all of these books to anyone starting or operating a business that’s looking for a little bit of advice or inspiration. Hope you enjoy!

Jennifer Jolorte is the Operations Manager at Rentshare and a member at Bond 60 Broad.  Originally from San Diego, Jenn attended the University of California, Santa Barbara. Post college Jenn began work in Los Angeles recruiting for startups and moved to New York five years ago to continue her professional journey. At Rentshare, Jenn and the team run a platform which provides the easiest way for landlords and property managers to accept credit cards and collect rent online (Bond Collective members will recognize the name!) Jenn oversees customer service, account management, and everything in between.

Outside of Bond 60 Broad, Jenn is a talented yoga instructor with a passion for wellness. She also enjoys reading, anything to do with good food (cooking, dining, eating), and loves travel. Jenn lives in the Lower East Side can be found in the neighborhood walking her dog Louis and at Kiki’s or Forgetmenot if she is having a night out. At Bond 60 Broad, Jenn is often in a booth or window seat, always carrying her favorite mug. Jenn loves how friendly the members and staff are across Bond Collective locations, and that no one feels like a complete stranger. Jenn has a magnetic presence, her contagious laugh and quick wit combined with a huge heart have led to her becoming a close friend and honorary member of the Bond Collective family. We asked Jenn a few questions…

 

1 – First thing you do in the morning?
Unfortunately – check my phone. I typically sleep a lot earlier and wake up earlier than a lot of my friends, so I want to make sure I address things before I start my day. I cuddle my dog Louis and he gives me lots of kisses!

2 – Top 3 songs to listen to when you need to get work done?
I’m a huge proponent for Spotify playlists. My favorite yoga playlist is ‘Lush Vibes’ and if I want to be energized I’ll play ‘Fresh Electronic’ they always add the newest songs so it is a good mix of upbeat music.

3 – Favorite coffee shop and go to order?
Little Canal in my neighborhood and I always get a black coffee, iced or hot.

4 – Gmail or Outlook?
Gmail always.

5 – App you can’t live without?
Transit – it helps me figure out what Citibikes are available and where in conjunction with Google Maps.

6 – First job?
Subway – Yes. I was a sandwich artist.

7 – Favorite lunch spot?
I typically try to bring my lunch everyday – I think it’s important to make yourself good food, but if I forgot my lunch I’d say Num Pang, Digg Inn or Dos Toros.

8 – Early or late?
I’m always early or on time.

9 – How do you unwind after a long day of work?
Yoga, hang out with my dog, and cook myself a good meal – typically all three every night.

10 – What’s your lucky charm?
My boyfriend Peter, he is my biggest supporter.

11 – What inspires you?
Everything! I’ve always read a lot of biographies and autobiographies – nowadays lots of interviews and podcasts of influential entrepreneurs and leaders are extremely inspiring. I love hearing stories how people accomplish their goals.

12 – Social Media account everyone should be following?

13 – Best piece of advice you’ve ever received?
Remember to always have your own back.

14 – How long did it take you to get to work this morning?
20 minutes – I live in the Lower East Side so its either a walk, Citibike or bus ride over here

15 – When’s the last time you celebrate a win?
A new yoga opportunity!

16 -If you could squeeze one more activity into your daily life, what would it be?
I wish I could be in nature more- daily beach walks or hikes – I used to do that everyday in CA

17 – If you were a crayon, what color would you be?
Purple, my favorite color or Turquoise

18 – What is the most interesting thing about you?
Um… I’m an only child and most people say that they don’t really consider me one? I have a small hole like where I had a pierced earring at the top of my right year that I was born with.

19 – Last show you binge watched?

Oops I already said my boyfriend, other than that my dear friends!

Aaisha Joseph is the Executive Assistant to the Founder & Executive Director of All Star Code and a member at Bond 60 Broad. Originally from Jamaica Queens, Aaisha attended York College graduating with a degree in Business Administration with a concentration in Entrepreneurship and a minor in English. At All Star Code, Aaisha and the team empower young men with the skills, networks, and mindsets they need to create new futures through technology. Day to day, Aaisha provides top level assistance to Christina Lewis Halpern.

Aaisha lives in Queens Village and can be found enjoying a smoothie and healthy meal at Fountain of Youth Juice Bar. A fan of music and a singer in her own right, Aaisha enjoys performing karaoke in her free time. Aaisha also has a passion for fashion (she loves Poshmark!), reading, and is a Candy Crush expert. At Bond 60 Broad, Aaisha appreciates the thoughtfulness behind the design and amenities throughout the space, and the access to helpful community staff if she ever has an issue. Aaisha has a contagious smile and laugh, exudes a joy for life, and is an overall pleasure to be around. We asked Aaisha a few questions…

 

1 – First thing you do in the morning?
I check my phone for the time, and then play Candy Crush for about half an hour!

2 – Top 3 songs to listen to when you need to get work done?
Music actually hinders me from being the most productive. I’ll start singing along and trying to harmonize and the whole bit and get totally distracted.

3 – Favorite coffee shop and go to order?
Ahh, Starbucks of course! Cafe Vanilla Frappuchino w/ whipped cream. ☺️

4 – Gmail or Outlook?
That’s a tough one. Gmail for personal correspondence and Outlook for business.

5 – App you can’t live without?
Oh my goodness there’s too many! I definitely need my Holy Bible app.

6 – First job?
My very first job as an on the clock worker was at Taco Bell/Pizza Hut I believe, if not McDonald’s. It’s been ages. My experiences in both places however make me try to steer clear from fast food. You just wouldn’t believe the things!

7 – Favorite lunch spot?
I’d have to say Dig Inn. It’s healthy, fast and delicious. Brown rice, sweet potatoes, broccoli, and Salmon almost always! Oh, and you can’t forget the pesto.

8 – Early or late?
Definitely not a morning person, although I’m always super proud of myself when I’m able to get out of bed around 6 or 7 a.m.! (I’m usually up really late and thus).

9 – How do you unwind after a long day of work?
After a long day of work I will go home, lay in bed and either watch a movie or play Candy Crush. I would also go out singing but now don’t seem to have as much time. They all are great stress receivers for me.

10 -What is your lucky charm?  
I don’t believe in lucky charms. Never did, even as a kid.

11 – What inspires you?
My faith. Knowing that there’s a purpose to my existence and this world’s.

12 – Social Media Account everyone should be following?
I love Christian Siriano’s Instagram. His designs are just breathtaking. I love fashion and he is one of the most visionary and creative people in the industry.

13 – Best piece of advice you’ve ever gotten?
“The people that mind don’t matter and the people that matter don’t mind.”

14 – How long did it take you to get to work this morning?
About 60 minutes. And that’s because I was traveling from a friend’s. My commute from home is close to 2 hours! The LIRR has become one of my closest friends.

15 – When’s the last time you celebrated a win?
I don’t celebrate my accomplishments but maybe I should?

16 – If you could squeeze one more activity into your daily life, what would it be?
At the moment, because my interests varies as the day, learning how to do nail art.

17 – If you were a crayon, what color would you be?
Brown. 🙂

18 – What is the most interesting thing about you?
When I speak Spanish (the little that I know) you would think I was a native speaker ??? I guess that’s interesting.

19 – Last show you binge watched?
The Blacklist and Blindspot simultaneously! I can’t get enough of both of them.

20 – Biggest Cheerleader?
My mom, mentors, and best friend.

Depends. Text me first to see if I’m available to talk. But I like talking. It provides something meaningful that texting does not.

I read more as a child than I do now due to time, or the lack thereof rather. But I’d have to say one of my favorites is A Little History of the World By E.H. Gomrich.

Where Do I Fit In? Your Guide to Coworking Options and Membership Types

Should I opt for coworking or a dedicated desk? What if I need an office? What if I only work part time? What if I prefer a quiet environment? What if I like to work from a couch and not a desk? Many questions linger when considering to make a move to a shared office space. The time has come to leave those pesky “what if’s” behind. To help in the decision process, Bond Collective has developed a guide that walks through our membership offerings so you can decide on the option that is best for you.

 

The Part Timers

Day Passes

Those that are new to the freelancing world or are just starting out as an entrepreneur may not know what their work schedule demands when signing a lease for a workspace. And no, the home office setup you have now will not work forever, we promise! Not only that, there are countless benefits to leaving that home office behind and freelancing out of one of our shared workspaces including: premium amenities, top of the line IT services, and free coffee + spa water + beer (among others).

For the light user, day passes at any of our Bond Collective locations (and at most coworking spaces in the city) will run you $40. Pro-tip (and the best course of action if you’re a cheapskate like me): day passes are the best option when trying out a new space, and the first day is usually complimentary. Same with a gym, car, or that perfect pair of pants you found on the clearance rack, give it a day or two to see how well it works out first before committing.
 

Bundles

The best interim solution and package that’s most popular among frequent travelers is the 10-Day Pass bundle. For $250, you’re free to use the facility for ten full work days and the bundle also includes two hours of free conference time. The extended stay gives you a much better sense of the facility and a preview of the ebbs and flows of the week before committing. Better yet, there’s no security deposit required either, so you don’t need to worry about unnecessary overhead costs. The last thing you want to do is commit time or energy into something that won’t work out (even though we think it will).
 

Moonlighters 

The unsung hero of the ‘part time’ category is easily the Moonlighter package. While not used by as many folks as conventional coworking, the Moonlighter package warrants after hours and full weekend use of the space. To get specific, access is granted after 5:30pm during the week, and all day/night Saturday and Sunday. Ideal for the night owl that can successfully work outside the 9-5 grind, enjoy a more serene surrounding only interrupted by the valiant night-crew tidying up.

 

Full time, but let’s take it slow.

The 9-5 Crew

Let’s say that you’re confident that you need a full time workspace. Your home office has devolved into a bizarre snackathon / home gym sponsored by Netflix, causing productivity to become a total wash. While the heart sometimes knows what the heart wants, for those discovering a new space or trying out a shared environment for the first time, a trial month is always the recommendation. While traditionally applied to only shared space options (coworking or dedicated desks), trial months can often be granted for private spaces as well. I may be speaking only for Bond Collective and our respective spaces, but we predict that once you’ve tried a bite, you’ll want the whole slice. Horrible pizza pun intended, but not sponsored (yet)!

The Heavyweights: Full Time Offerings

While part-time options and trials are active components of our offerings, they don’t constitute what the majority of our members end up settling on. Though there are exceptions, a strong majority of our members end up in either coworking for six months or more, working from a dedicated desk or a private office. Some options have more flexibility than others, however we do try to accommodate each situation as it comes!

Coworking

Coworking is what kicked off the shared office phenomenon and is the best option for most of the ‘light’ workers. This offering means you’re comfortable with changing settings, you don’t have a lot of office supplies or stuff to tote around. Realistically most of your operations can be conducted from your laptop, phone, or pen and paper (pen and paper: vintage, I know) and then everything is taken with at the end of the day.  

With WIFI becoming a universal privilege to most coworking spaces in the city, it’s increasingly easier to operate entirely out of a backpack. Available in both month to month and longer term options, getting bogged down in a ridiculous contract isn’t a requirement when signing on. Sit down, plug in, and do your thing. Coworking is offered at most Bond Collective locations, like the coworking space in Downtown Los Angeles, the only exception being at our ‘step up spaces’ like 60 Broad. Locker rentals, phone booths, and fridge space make coworking all the more attractive and flexible.

Dedicated Desks are by far one of our most popular offerings. The advantages: low cost, ability to leave your belongings (computer screen, notebooks, keyboards, etc.) and a guaranteed workspot every day. The disadvantage (kind of): you might need to get to know your neighbor! (Though your prized dual monitor setup and bobbleheads will outshine Jeff and the awful small talk he tries to make every morning.) Workstations are the most ideal form of operating for a very specific archetype of individual. Popular primarily among programmers, designers and writers, I’m not exaggerating in saying that the ability to leave a monitor will brighten that person’s day. I admittedly was a skeptic at first, but standing desks are also increasingly popular in dedicated areas, providing the ability to stretch your legs when you forget that they’re still attached to your waist.

Private Offices

The cream of the crop. The advantages: your own space, your own space, your own space. The realistic disadvantage: there’s so many options, sometimes it’s hard to choose! Decorate and customize at will, private offices range typically from accommodations for a single person to upwards of 60-70+. Cost and options are the most diverse, with the ability to inflect your own personality upon the selection.

Do you want an airy executive space that’ll impress your clients? There’s options for you. Do you want a quiet hovel, hidden from the rest of the facility that you can do your best work within? There’s options for you. When selecting your space, knowing yourself is the most important component. How much physical space do you really need? How many people will be working with you? Ali Rickards is a writer/producer for Bonnemaison, Inc., and manages emerging brands in the design, fintech, and wellness spaces.  With a broad range of clients and responsibilities, no two work days are ever the same and Ali can be found in the Gowanus office as often as she’s on a plane, train, or boat in some foreign land.

 

1 – First thing you do in the morning?
For me, waking up is not all rainbows and tiny chirping birds making my bed – the struggle is real, but Sakara’s morning water help tremendously, as does getting in a workout.

2 – Top 3 songs to listen to when you need to get work done?
Tough one – I always need music on to be productive and the last 3 songs I listened to were:
– Number One by Portugal. The Man
– River by Leon Bridges
– Xx by Morgxn

3 – Favorite coffee shop and go to order?
East One Coffee Roasters  – These guys have a coffee bean roastery onsite, and I know that that sounds like the most eyeroll-inducing sentence, they’re doing something right, because their cold brew is unbelievable.

4 – Gmail or Outlook?
Gmail, but isn’t it really all about Slack these days?

5 – App you can’t live without?
Collide: A new livestream app that filters out the noise normally found on social media platforms. I like my favorite expert’s opinions in real-time, straight from them, and not in the form of pre-approved talking points.
Also, Shyp has saved me about 5 hours/week by not having to swing by FedEx after work regularly.

6 – First job?
Aside from Camp Counselor and an uncredited extra on Step Up, my first job job was as a legal assistant at Skadden Arps, but that didn’t last long as the law was definitely not for me!  I quickly landed in Spain with one of the best jobs anyone’s ever had –  eating and driving my way through the county as a producer on  Spain…On the Road Again.

7 – Favorite lunch spot?
Chickpea & Olive – I am not a vegan, but damn, their unripened jackfruit sandwiches should be the posterchild for making gluten-free vegan food taste like delicious comfort food. They’re paving the way in nutritious eating far beyond kale and pressed juices.

8 – Early or late?
I am extremely punctual.  I hate being late and I can’t stand when people don’t value other people’s time; nothing cute or funny about being chronically late.

9 – How do you unwind after a long day of work?
I always have a project going, whether it’s a furniture hack, knitting hats for all of the newborns in my life, or figuring out what to do with the bulk sized bag of oyster shell beads I impulse purchased (open to suggestions!) – it seems I’m constantly crafting.

10 – What is your lucky charm?  
A palm-sized purplish mica rock slice that I got in Venice Beach, it’s normally floating around my bag or being side-eyed by TSA.

11 – What inspires you?
Efficient design, 2 year olds, Japan, fuzzy cognitive maps

12 – Social Media Account everyone should be following?
@RadFurniture: Simple furniture design that is a breath of fresh in the design world and run by some of the coolest people that I know.

@Ester_Au: My favorite spot in Sydney that I discovered in the happiest of accidents.  I like their IG because with the opposite seasons, it’s fun to see what they’re doing with seasonal ingredients 6 months ahead of time (or is it 6 months behind?).

@EdibleSpirit: I have been a student of Michael Domitrovich’s for years and he teaches resilience, stress management, and integrates his background in nutrition as an important tool in all of his work.

13 – Best piece of advice you’ve ever gotten?
I have been fortunate to have so many great mentors, but I think that the collective wisdom of SyFy’s Battlestar Gallatica reboot in the mid-aughts continues to advise me everyday.

14 – How long did it take you to get to work this morning?
20 seconds.  I barely have to cross the street and I had an office here before this place even opened because I was so excited about it!

15 – When’s the last time you celebrated a win?
Beating 500 meters on a 2-minute water rower sprint at HIIT Box.  I am not a natural athlete and this was abig deal for me.  I think I was too winded for the rest of the day to celebrate but it’s no secret how obsessed with I am with HIIT Box, it is the best workout  and constantly challenges me beyond what I think I can run/jump/lift.

16 – If you could squeeze one more activity into your daily life, what would it be?
Oh my, just one!? Finding another documentary subject for our Story of a Lifetime project, solving Kryptos, and learning French to be able speak with my niece and nephews beyond animals and colors.

17 – If you were a crayon, what color would you be?
International Klein Blue

18 – What is the most interesting thing about you?

19 – Last show you binge watched?
Deutschland 83  – It’s like The Americans but from the East German and West German perspective. The plot is enthralling plus Cold War-era fashion and music always makes for fantastic entertainment.

20 – Biggest Cheerleader?
Tracie Rice Reynolds, creator of empires like Good and Yummy and always the first to celebrate a big win, but carefully parlay that win into many future wins.

21 – Call or text?
I suck at both – I like to binge catch-up with people when I see them, even if it’s been a year or two…or five.

22 – Favorite book?
The Old Man and the Sea. The plight of Santiago and that marlin will always be as real as it gets for me. Although I just finished The Mandibles by Lionel Shriver and can’t stop talking about it to everyone.

Shared economy, shared burden: why coworking spaces can become trailblazers in green working environments

Did you know that Americans use 2.5 million plastic bottles every hour? At Bond Collective, we’ve experienced the overuse of plastic first hand when we noticed that one of our locations went through over 1,000 cups in one week alone. Once we realized the environmental footprint that we left each week, we immediately knew that something had to change in the way that our spaces were being run.
 

It’s easy to go on with your day and not remember that each and every move you make affects the environment. That thought is multiplied by over 1,000+ of our community members, so it’s important to for our staff to keep being environmentally conscious top of mind to minimize the harm we are doing to our environment.
 

Recently, we’ve taken this from an important thought with mediocre action, to a full on initiative across our 150,000 square foot (and growing!) shared workspace portfolio. This can be a challenge in office buildings that have certain code restrictions, need to reach commercial standards and that can house upwards of 500+ people in any given day. How do we encourage our community at large and our own staff to think before printing that email, to not use paper plates/cups, or to flick the light off when they leave the room? While there’s still admittedly a lot of work to be done, we feel proud of the steps taken thus far to create a more environmentally friendly office environment and continue to look for new ways to improve our efforts.

If you think about it, coworking and shared workspaces are in themselves helpful to the environment. Instead of companies each taking individual commercial space, we lessen the environmental impact by providing a luxury workspace where our staff pushes the office to “go green” while you focus on your business. All of our locations are in close proximity to the subway, Citi bikes, bus, ferries, PATH, etc. creating environmentally friendly commute options rather than needing to drive your car to work every day. Our community shares printer centers and kitchens, creating a shared economy and mini ecosystem within a few floors. At Bond Collective, our staff and members share the responsibility to actively work to improve the environment; we are in this together. Specifically, we have some important initiatives in place that our members can take part in:

Using mugs & glassware instead of plastic and styrofoam

After noticing the huge amount of plastic and paper cups, dishes and bowls that were being used daily across all Bond locations, we decided to take action. Every location now has branded glassware and mugs set out in prominent places to encourage usage of the reusable option versus plastic or paper. We have already seen a significant, positive shift from our usage of 1,000 plastic cups in one week at just one location. Now we see more members grabbing the glassware (it’s a better option for beverages anyways!)

Composting Programs

Every Bond Collective location features recycling bins not only in the kitchen, but also next to every copy center. Our Facilities staff is especially proactive in ensuring the recycling and waste created in the space is sorted in the most environmentally friendly way. Recently, we launched a hugely successful Compost Program at Bond Gowanus. In just 2 weeks, we diverted about 420 lbs of food waste! That 420 lbs (190.509 kg) is the equivalent of about: 361.97 kg of CO2 emissions & 32.32 days of electricity consumption for one household (over a month). This idea was sparked from our community members themselves, so it really is a team effort!

Our location in Gowanus, Brooklyn has been at the forefront of creating an eco friendly community and space. Thanks in large part to a wonderfully active and environmentally conscious community, several efforts have launched at Bond Gowanus and gone portfolio wide. We are very excited to announce that our outdoor space in Gowanus will soon feature greenhouse installations.  

Switching to Wine & Beer on Tap

When Thursday afternoon rolls around, often times than not, our members are reaching for a nice cold beverage to round out the week. We completely understand! However, beer glasses/cans, wine bottles, etc. don’t always end up in the recycle bin (we’ve all been there). So, to alleviate the risk of not recycling the frequently bought six pack of beer or case of wine, we’ve switched to kegs all around! Now, you’ll find either beer, wine and kombucha kegs at every single one of our locations. This is an environmentally friendly alternative that produces no waste what so ever!

We are excited to continue to announce more environmentally friendly initiatives across Bond Collective locations. One amazing benefit of coworking and shared office spaces are the collaborative ideas that form from communities working actively together for a cause. We enjoy working with our communities to better the environment and welcome ideas of all shapes and sizes! Jess Tran is the Head of PR & Communications for Exo Protein and a member of Bond Gowanus. Originally from Sydney, Australia, Jess moved to New York three years ago with few friends and no job. She found her niche in Brooklyn and with Exo Protein shortly after. Exo is pioneering the consumption of insect production and Jess manages all external facing endeavors for the company from social media to PR and branding. 

Jess lives in Greenpoint, and can be found hunting at vintage stores like Fox & Fawn and Mirth Vintage. After procuring some treasures, Jess unwinds with a super homey, warm Italian meal from Scalino. Along with being a passionate dog owner, Jess also enjoys reading (she reads over 100 books a year), exercise (girl can deadlift, A LOT), and ceramics. At Bond Gowanus Jess enjoys the design aesthetic, particularly the Aquarium conference room, and the fabulous amenities like the Production Room. Jess is warm, funny, and full of surprises. Each time you think you might have her figured out she shares an interesting hobby or passion, all while maintaining a true sense of real. We asked Jess a few questions…

 

1. First thing you do in the morning?
I write for five minutes in my journal. It is a gratitude journal, I write the things im grateful for and three things I am looking forward to that day.

2. Top 3 songs to listen to when you need to get work done?
I am currently listening to ZHU, Marian Hill and NomBe – Freak Like Me

3. Favorite coffee shop and go to order?
I do not drink coffee, but I really like Matcha. I love Matcha Bar – they’re great people and make excellent matcha .

4. Gmail or Outlook? 
Gmail.

5. App you can’t live without?
Instagram.

6. First job?
I was a Sales Girl, I actually sold lotto tickets! 

7. Favorite lunch spot?
My favorite lunch spot is Ruby’s in Nolita. You should go for the burger, it is the best burger in New York City! 

8. Early or late?
Late.  

9. How do you unwind after a long day of work?
Literally cuddling my dog on the couch, or cuddling my dog in the park.  

10. What’s your lucky charm?
My favorite vintage pieces from my travels. There have been so many pieces, but I feel the luckiest when I wear them!

11. What inspires you?  
The people I meet in New York who are doing crazy, fun, amazing things that they may not do day-to-day really inspire me. Anyone with a passion project I admire.

12. Social Media account everyone should be following?
@Jooleeloren does amazing fashion illustrations of the problems people face in the fashion world, she makes fun of the fashion archetype in New York. Everyone should check her out, she’s hilarious.

13. Best piece of advice you’ve ever received?
Be happy with the process rather than the outcome.

14. How long did it take you to get to work this morning?
23 minutes  

15. When’s the last time you celebrated a win?
Probably this morning, my dog listened to me when I told her not to roll in poo.

16. If you could squeeze one more activity into your daily life, what would it be?
More time to read.

17. If you were a crayon, what color would you be?
Brick red.

18. What is the most interesting thing about you?
I can deadlift 245 pounds – not something you would expect from a tiny person.

19. Last show you binge watched?
I am not really bingeing it, but Handmaid’s Tale on Hulu is fabulous. Other than that, I love bingeing on old episodes of Arrested Development.

20. Biggest Cheerleader?
My boyfriend! 

21. Call or text?
Text.  

22. Favorite book?
The Unbearable Lightness of Being by Milan Kundera & Catch 22 by Joseph Heller.

Take note: enterprises are turning towards coworking and you should too

Time, and time, and time again, larger organizations are opting for coworking when considering their next office. IBM, HSBC, and Microsoft are the heavy hitters making the news, but they don’t stand alone. KPMG, The Guardian, and General Electric have all opted for comparable arrangements, placing departments or even entire operations within shared space environments.  

Some may ask, why would large corporations transition to a shared workspace where outsiders would have access to their day to day? Also, some assume that cost is much expensive than a traditional office. While that does sound familiar, we’ve developed a list of reasons why we think it’s a good idea for larger companies and corporations to move to shared workspaces.

Cost

Whaaaaaaat? Bear with me. While the sticker price is obviously higher to move to a coworking office than a traditional lease, there are a substantial amount of factors that make coworking a highly competitive option. Whether it be simple amounts, or taking convenience into consideration, there’s plenty of reasons, I promise! 

Startup Costs: Traditional leases require four to six months of rent for a security deposit for a long term lease (5 years+), and that’s on the low end. Not to mention running electrical, configuration, proper legal considerations, IT operations, etc. Racking up a six to seven figure bill for build out is incredibly easy to do, and that’s before people are even in the space! Coworking? One month down, all utilities included, and comes with an already built out off to fit your company’s needs. Need customizations? Pending size, coworking companies are likely to foot the bill or create a custom office for you. 

Furnishings and Maintenance: Despite huge volumes in New York, desks and chairs surprisingly aren’t free! When managing your assets, taking into account the depreciation of your everyday materials can build up quickly. Coworking spaces come fully furnished with proper desks, chairs, lounge areas, kitchens, etc. Not to mention cleaning and security! Choosing coworking allows you to relinquish the stress of day to day management of your surroundings.

Flexibility

The biggest pain point of a 15-20 year lease, is that they’re 15-20 years long. Nobody knows what their operations are going to look like a few decades from now, so why lock yourself into something so long? Coworking spaces (at least in Manhattan and Brooklyn) typically list their agreements as weekly, monthly, or yearly. You aren’t forced into any substantial terms that can’t be properly planned for, with the upward bound being maybe 2-3 years. Not to mention turnover time! Traditional leases take weeks or even months to put together. Coworking agreements take a matter of days (at most). Move in ready options, with substantially less burden.

Vibe 

Cubicles and traditional office settings are on the way out. Design, aesthetic, authenticity, and community now lead the way in deciding factors for many choosing a shared space (or even to join a new company!). An attractive space attracts the right talent, and larger organizations are conscious of that fact. Do your employees a favor and choose coworking (*cough cough, Bond Collective*) to increase productivity and happiness in the workplace.  

Community

The most important part of shared spaces are those around you. While primarily an asset for smaller businesses searching for more business, leveraging the people that work around you can lead to new personal and professional relationships not found elsewhere. To get a bit more ‘capitalism’ on ya, Fortune 500 companies have found great success partnering with coworking spaces to offer discounted programs or solutions to members. Microsoft is the hallmark of this angle in providing a suite of products to affiliate spaces.

Dollars and cents aside, I know I’m not alone in saying I’ve made some great friends and connections via members in our spaces. Each community is unique in its own right. Do your employees a favor, don’t limit their social and professional pool unnecessarily, and allow shared spaces to expand their horizon.  

Employee Attraction/Retention 

While an aspect largely of those new to the workforce, employees and prospects expect a certain ‘wow factor’ when walking into their employer’s doors. Yes, you can put time and money into improving your own arenas into ultra-attractive productivity centers (cheers to you, Facebook), every Financial Controller will take a look at the price tag and shudder at the number. Do your recruiter a favor, and explore shared space options, especially those that emphasize design and amenity sets. While square footage and cost are one thing, user experience is a whole nother beast. The easiest way to get your employees excited about coming to work in the morning is securing a space they WANT walk in the door every morning. All fluff aside, shared spaces make employees happier, and while not inherently measurable, your bottom line will thank you.

These factors aside, take a step back and analyze your operations. Could shared spaces be feasible? Do your employees and executives work better in open or closed off spaces? What does your company footprint look like and what do you anticipate it looking like over the next few years? The answer may be that shared spaces aren’t ideal, but without fail, larger and larger organizations are disagreeing. While we obviously advocate holistically for shared space alternatives (duh, we’re a coworking space), the bottom line is that many are noticing the scales tipping towards the model. Companies and organizations that want to stay ahead of the curve should take a look at coworking as an attractive alternative to ‘traditional’ leasing.

Kieran Kaye is the Founder of Full English Post and a member of Bond Gowanus. Originally from the United Kingdom, Kieran grew up a few hours south of London and studied Music Technology at De Montfort University in Leicester. Drawn to America for opportunity and the American dream, Kieran settled first in Manhattan, made a move back to London, and ultimately decided Brooklyn is the place that inspires him the most.  At Full English Post, Kieran creates and mixes audio for advertising and branded content.

Kieran lives in Lefferts Garden and enjoys playing music, cooking for his wife, and soccer. Midwood Flat’s is Kieran’s go to neighborhood pub (this place must be awesome, he is British after all). After joining Bond Gowanus to avoid working from home, Kieran has built a network of creative clients and friends. Everyday at Gowanus provides Kieran with opportunity and inspiration and he can often be found in the soundbooth. Kieran is a self made man with strong values rooted in hard work and quality content for his clients. Along with an incredible work ethic, Kieran is a dynamic storyteller and provides the perfect touch of humor to make the day a little better. We asked Kieran a few questions…

 

1 – First thing you do in the morning?
I check my emails. I have clients in the UK, so they are five hours ahead. I need to make sure there are no emergency sessions needed. Then I scoop cat poop, makes for a fun morning.

2 – Top 3 songs to listen to when you need to get work done?
I am a sound designer, so when I am actually working I cannot listen to music. If I am catching up on some other things I like the Black Keys, Kings of Leon, and Father John Misty.

3 – Favorite coffee shop and go to order?
Bond Gowanus because it’s on tap and why not! I like the Toby’s Estate Brooklyn blend.

4 – Gmail or Outlook?
Gmail. Does anyone use outlook anymore?

5 – App you can’t live without?
Citymapper, a lot of Americans don’t use it, but it’s awesome. It’s a guide to the subway, but its international. It even tells you what end of the train to get on.

6 – First job?
I was a pot wash (dishwasher) at an Italian restaurant when I was 14.

7 – Favorite lunch spot?
If I venture out around Bond Gowanus I normally go to Frank’s Italian Deli on the corner. The people are awesome there,  I want to make a documentary about them. They are proper Brooklynites. I go there for the authentic accent.

8 – Early or late?
Excruciatingly early, I hate being late for anything.

9 – How do you unwind after a long day of work?
I either go to the pub or go home, play music, and cook a nice meal for my wife. Sometimes I have a large glass of red wine. Cooking is a great stress reliever for me, so I like doing that.

10 – What’s your lucky charm?
I have a necklace I have never taken off, my mom gave it to me. It’s a little green man (an inuit) made out of jade.

11 – What inspires you?
Honestly, Brooklyn inspires me, not to give a cliche answer. I love walking around here and walking to work. I lived in Manhattan and that was also inspirational, but Brooklyn is so vast and there are so many cool things here. I think of posts for my blog while just wandering around.

12 – Social Media account everyone should be following?
LADbible always makes me giggle.

13 – Best piece of advice you’ve ever received?
My dad has given me a lot of advice I should not say, but one I can share is, “Ask for a lot, expect very little, and settle somewhere in the middle.

14 – How long did it take you to get to work this morning?
35 minutes walking.

15 – When’s the last time you celebrated a win?
Well my soccer team won over the weekend. I also was taken out by some clients to celebrate the work we did together. I do a weekly podcast for them called On Rotation by Mixmag. It’s on iTunes and Soundcloud. Usually I work on my own, so it was nice to feel a part of the team and be appreciated for what I do.

16 – If you could squeeze one more activity into your daily life, what would it be?
Playing and writing more music. Since starting my own business, my playing traveled off a bit. I have played guitar for fifteen years.

17 – If you were a crayon, what color would you be?
I have a six year old niece and I gave her a book titled The Day Crayons Quit. Its this book about crayons that have run away and then write postcards to their owners. My favorite was brown, he ran away because he was always used for poop in kid’s drawings. So, I would have to go with brown.

18 – What is the most interesting thing about you?
I do voice overs for commercials and movie trailers sometimes. Once I got booked for King’s Hawaiian Bread and had to do a Polynesian accent. It was cringe worthy, but kind of funny.

19 – Last show you binge watched?
Oh god, I am literally years behind, but I am about halfway through Mad Men which I love because it is kind of my industry, but I’m so many years behind.

20 – Biggest Cheerleader?
My wife Sarah, my business and sanity would not exist without her.

21 – Call or text?
I want to say call, but realistically probably text.

22 – Favorite book?
Life by Keith Richards. There are some funny stories in there…

23 – Name 5 people (dead or alive) you would invite to a dinner party.

Working from an office is not like it used to be. Five to ten years ago most office spaces were made up of cubicles, desks, chairs and mundane lighting. Office space has increasingly become more important to companies to create a productive space for their employees to be efficient and succeed. Not only that, there’s the choice between a traditional office or shared workspaces, which poses even more options and opportunity for people to work in a comfortable atmosphere. Studies have shown that office aesthetic and feel is directly linked to better office morale and happier employees. Whether you are working in a traditional or shared workspace, it might be daunting to create your office aesthetic when you have a blank slate to start with. 3 – Storage can make or break an office

Whether you are adding shelving units or a chic filing cabinet to your office, storage can be the design key to any office. On a smaller scale, storage alternatives such as miniature boxes or document folders can provide you with easy access while also staying organized. Curating an office and desk space that is organized is key to ensuring your workday is as smooth as possible. Look to Poppin or The Container Store for some great colorful options that would fit in any office!

4 – Pick the perfect (and bright) spot to perch

Finding the right office chair is a lot like finding the right mattress: it’s different for everybody! Whether you are a rolly chair user, or strictly stationary leather chair, there’s a lot of high end designed options out there. If you aren’t interested in investing in a chair and would like a less expensive option, go for the breathable mesh in a bold color to brighten up your office. Colored chairs have enormous potential to turn a bleak office with a lot of browns and blacks into a (what seems like) interior designed workspot!

Some may say that clocks are no longer functional given we have cell phones, computers and digital watches. We disagree! Adding a clock to your office brings order to an otherwise chaotic workday. Not to mention they come in all shapes, colors and sizes. Whether you are looking for a clock to match your rustic decor or art deco alcove, there are plenty of options to match your office design to add the functional finishing touch on your decor.

6 – A touch of fragrance

Adding fragrance to a space is often times forgotten since you can’t physically touch it or see it. A memorable scent is incredibly personal and can be released in a number of ways. Whether you provide a scent through a candle, diffuser, room spray or incense, a light touch of a scent will make for a more inviting atmosphere. Fragrance can be important to include in your office because (let’s face it) people or animals don’t smell the best after a full day’s work! If you work from a single person office or work among 100 people, scent is important to provide a hospitable and comfortable atmosphere.

7 – Wellness in the workplace

Now more than ever people of all ages are becoming more aware of making wellness a priority whether it’s in their personal life or in the workplace. One of the biggest trends we are seeing is adding a standing desk to your office. Standing more throughout the day will allow you to stretch your legs and improve posture. Also, sitting on a large work out ball has become extremely popular to help back and neck muscles. Lastly (and possibly most effective) there are small cycling machines that can be placed underneath your desk to burn calories throughout the day. We think this is just the beginning of integrating health and wellness in the office!

8 – Chic notepads

Email is king, but that’s not to say writing notes or to-do lists are extinct. Having your desk full of post-it notes is not functional or cute in any way. Notepads inside of a glass case or on top of a gold tray adds a layer of design to a rather bleak, basic object. Or if you aren’t into clutter on your desk, add a quartet tinted glass whiteboard to an empty wall for notes or scheduling purposes. A notepad isn’t typically an object that one thinks might need a designed touch, but every part of your office can look chic if you try hard enough!

9 – Entertain in your office

Your office can be more than just a place to get some work done. Create an office environment (no matter the size) that allows you to entertain guests, clients or friends. You can do this by bringing in a bar cart which is a sophisticated yet fun way to break the ice or close a deal. Adding a few extra chairs will add to the aesthetic and layout of the office to entertain guests. You spend a lot of time in your office, so it’s important to have a little fun every now and then!

Suited Magazine x Bond Collective

 

On April 24th 2013 the Rana Plaza in Dhaka, Bangladesh collapsed killing more than 1100 garment workers. In the aftermath of this tragedy, a grassroots movement, Fashion Revolution, is attempting to bring about education and change in the fashion industry.  As a space that encourages revolutionary ideas, Bond Collective partnered with Fashion Revolution to produce a fashion editorial that delves into the question “Who Made My Clothes”.   Photographer, Ben Lamberty captured Carolin Suedenhoof from Elite models in an entire wardrobe of ethical and consciously manufactured fashion. A pre-construction floor at Bond Collective 55 Broadway provided the somber atmosphere for stylist, Renata Gar’s layered and pensive mood with hair and makeup by Joseph Main and Liset Garza.

With the development of its latest NYC chapter, Fashion Revolution is expanding their mission westward with the help of Behno founder, Shivam Punjya. In partnering with Thr3efold, an ethical fashion brokerage founded by Jessica Kelly, Bond Collective was able to gather more than 200 guests to partake in a panel discussion about ethical and conscious garment production with the core question, “Who Made My Clothes?”. The event took place on Fashion revolution Day, which marked the fourth anniversary of the Rana Plaza collapse. Bond Collective’s industrially stylish event space, The Mezzanine, was the perfect backdrop for an event that both celebrated and questioned the status quo of the fashion industry at large.

AJ Gutierrez is the Co-Founder of Arch Rivals and an OG member of Bond Gowanus. Originally from Texas, AJ attended college at UT Austin. After college, AJ spent time in China and Los Angeles before settling in Brooklyn. At Arch Rivals, AJ and his Co-founder, Gregory Purpura, are a full service production company specializing in branded content and sports documentary. They value polished and creative storytelling while keeping a run and gun DIY attitude.

AJ lives in Park Slope, and can be found in close proximity to Fifth Ave or grabbing a beer at Threes Brewing. AJ’s personal life reflects similar ideologies to the mission of Arch Rivals, he values creative projects like gardening, has an interest in comedy, and he successfully ran the New York City Marathon last year. At Bond Gowanus, AJ enjoys utilizing the production studio which his company uses for shoots and screenings. AJ is bold, warm, and dare we say, really funny. It is no wonder Arch Rivals creates such innovative and fun content. We asked AJ a few questions…

 

1 – First thing you do in the morning?
I contemplate running, knowing I should probably go. And then I usually don’t go and watch Sports Center in bed instead.

2 – Top 3 songs to listen to when you need to get work done?
Spotify has a Daily Mix, I usually go based off those mixes. I will pick between a hip hop mix or a chill acoustic vibe, or a punk rock skate mix. Depending on what I’m working on creatively I’ll go with one of those moods.

3. Favorite coffee shop and go to order?
Bond Gowanus! I have not had to really buy coffee since joining. Pro tip, I usually go for the coffee on the left.

4 – Gmail or Outlook?
Gmail, I have no idea how to use outlook, never used it in my life

5 – App you can’t live without?
Not the coolest answer, but email because I am paranoid about it and constantly checking it.

6 – First job?
I worked at a golf course in San Antonio. I was one of the dudes who drove the cart to pick up the balls.

7 – Favorite lunch spot?
Wilma Jeans is great for lunch. I usually go for the Fried Chicken Sandwich.

8 – Early or late?
Early.

9 – How do you unwind after a long day of work?
Usually a 9 dollar bottle of wine does the trick.

10 – What’s your lucky charm?
So, I don’t really have a lucky charm, but I have this key chain that’s a Lego Storm Trooper. Its missing a leg. I guess it’s a lucky charm because I cannot get myself to take it off my keys.

11 – What inspires you?
Walking around in Brooklyn or exploring in the city is usually how I get inspired.

12 – Social Media account everyone should be following?
@pizza, they do great work, I’m a big fan. You will see on my instagram, there are a lot of pizza shots as well. Lucali in Cobble Hill is my number one pizza in New York.

13 – Best piece of advice you’ve ever gotten?
“Measure twice, cut once.” That’s what my dad used to say all the time.

14 – How long did it take you to get to work this morning?
Ten minute walk away, it’s the best.

15 – When’s the last time you celebrated a win?
Last night, the San Antonio spurs won game 5 of the playoffs and that was a huge personal win for me.

16 – If you could squeeze one more activity into your daily life, what would it be?
I would like to relearn the piano. Piano is one of those things you learn as a kid and you quit, but when you get older you wish you never did that.

I am currently bingeing Narcos because I am behind, but I am obsessed.

Probably my fiance, her name is Kat, she is awesome. She also demanded to be one of these answers.

Definitely text.

The Outsiders by SE Hinton, also a good movie.

11 Low-Maintenance plants to transform your office!

At Bond Collective, one of our favorite parts of designing offices is the addition of greenery. Plants can transform a room’s aesthetic and bring a personal touch to an otherwise sterile environment. Take it from Second Home in London, a transformative shared office space that resembles a botanical garden more than a corporate headquarters; plants make us happier, more productive and at ease. There is also scientific data backing this gathered by Dr Chris Knight from Exeter University. Knight has been studying the issue for 10 years and concluded that employees were 15% more productive when “lean” workplaces are filled with just a few houseplants, as employees who actively engage with their surroundings are better workers.

1) SPIDER PLANT

Scientific name: Chlorophytum comosum

Also known as “Spider Ivy”, these plants thrive in a window and grow rapidly in almost any temperature. They also have shown to reduce indoor air pollution by up to 70%!

 

 

2) TARUL (ELEPHANT EAR)

Scientific name: Colocasia

Native to southeast Asia, the roots of these dramatic leaves are known as Taro, a yam varietal. Although they prefer warm climates, they are withstanding of indoor climates above 50° F and prefer indirect sunlight or shade.  

 

 

3)  CACTUS

Scientific name: Cactaceae

With over 1700 different subspecies, Cactus come in all different shapes and sizes. Their hearty stalks can withstand almost any indoor environment and need very minimal maintenance and watering.

 

 

4) PHILODENDRON

Scientific name: Philodendron

South American natives used the shapely leaves of Philodendrons for everything from fishing to medicine. Today, they make a chic addition to any table top as a cut stem or a potted plant.  Also known as Monstera, these plants are a statement piece themselves.

 

 

5) ENGLISH IVY

Scientific name: Hedera helix

Known as an invasive species to many, this climbing plant makes a charming addition to any space. Growing English Ivy is a snap, they require no fertilizer and can tolerate any climate as long as they have moisture.

 

 

6) AIR PLANT

Scientific name: Tillandsia

The ultimate low maintenance plant, air plants are having a moment right now and for good reason. Sculptural and interesting, they look great by themselves atop a desk or in a glass terrarium. Try suspending them for a dreamy jungalow vibe.

 

 

7) BANANA TREE

Scientific name: Musa

A Bond Collective favorite, you can find Banana tress in many of our locations.  Their lucious stalks have an elegant lilt that elevates any space. Fairly low maintenance, they prefer indirect light or shade and regular watering and misting.

 

 

8) RUBBER PLANT

Scientific name: Ficus elastic

Starting with a young rubber plant is best to allow indoor adaptation. Indirect light and regular watering keep their hearty leaves that deep emerald green.  Rubber plants derive their name from the milky white latex they produce that was once used to make plastics.

 

 

9) FIG TREE

Scientific name: Ficus carica

The most classic decorative tree, a fig always makes a refined statement.  Relatively low maintenance, they need indirect light and infrequent watering. Be careful not to over-water!

 

 

10) JADE PLANT

Scientific name: Crassula ovate

Commonly known as friendship tree, lucky plant, or money tree, this succulent plant can bloom small pink or white flowers. It is native to South Africa and Mozambique, and is common as a houseplant worldwide.

 

 

11) SNAKE PLANT

Scientific name: Sansevieria rifasciata

The fibers of this plant were once used to make bowstrings. Also known as “mother-in-law’s tongue”, it’s vertically inclined stalks grow in virtually any environment.
